Hello, my name is Curtis Irving. After graduating from the University of Oregon in Business Administration in 1971, I started working as a property manager. I started in real estate sales, here in Eugene, in 1972 and opened my own company in 1975 at the age of 26. We very quickly grew to one of the area’s top 5 companies by 1977. In 1984 we affiliated with Coldwell Banker and stayed with them until December of 2007 when. after operating the company successfully for over 32 years, I decided to close that company.
Now I list and sell real estate full time as a broker.

The computer will alerted us immediately when a new listing comes on the market that should be considered for you.

The following information will help you understand how we work with you as we move through this important process.
1. BUYER COUNSELING SESSION - We conduct a buyer counseling session to discuss your needs and goals, your budget and to plan the search for your property.
2. BUYER AGENCY ALTERNATIVES - We discuss agency alternatives for you.
3. BUYER REPRESENTATIVE AGREEMENT - We present and explain to you the Buyer Agency and Representation Agreement and the benefits it offers you.
4. FINANCING PRE-QUALIFICATION - We offer to arrange an appointment with a reputable home loan broker to identify your price range and get you pre-approved to buy. This will increase your negotiating strength.
5. PROPERTY SEARCH - We input your buyer criteria into our computer system to insure you are able to see newly listed properties as soon as they come on the market.
6. PROPERTY SHOWING - We show only properties that best meet your criteria.
7. PROPERTY EVALUATION - We discuss the positive and negative features of any property in which you have an interest and will offer our expert opinion on the value of the property before you make an offer.
8. APPRAISAL CONTINGENCY - We explain the importance of an appraisal contingency.
9. HOME WARRANTY - We explain the option of a homebuyer warranty plan.
10. BUILDING & PEST INSPECTIONS - We recommend that you obtain professional building and pest inspections as part of the buying process.
11. ESTIMATE OF FUNDS REQUIRED - We provide you with a preliminary estimate for the amount of cash you will need to close your purchase.
12. CONTRACT PREPARATION - We prepare an Earnest Money Agreement on the property you choose to purchase, with price, conditions and terms approved by you.
13. OFFER PRESENTATION – When possible, we present your purchase offer to the seller in the presence of the listing associate.
14. NEGOTIATION STRATEGY - We negotiate price and terms with the seller by giving the seller a comprehensive report on the value of properties like theirs. This helps us get your contract accepted by the seller or in getting a reasonable counter offer.
15. REVIEW OF WRITTEN SELLER DISCLOSURE - We thoroughly review the seller's written disclosure statement and address remedies for any disclosed faults.
16. PROPERTY DISCLOSURE - We review all inspection reports, title reports and documents pertaining to the condition of the property and the property title.
17. BUILDING & PEST INSPECTION & REMEDIES - We help you by requesting the seller remedy the items on the building and pest inspection reports that need repair.
18. WALK-THROUGH - We accompany you on a thorough walk-through of the property and assist you in dealing with the seller on any problems discovered.
19. CLOSING THE SALE – We keep you well informed as to the progress on the escrow process including working to satisfy of all contingencies and conditions during the transaction. We always, when possible, attend closing with you.
20. AFTER-SALE SERVICE - We contact you after the closing to follow up on questions, any remaining details and/or services needed.
21. SERVICE SATISFACTION SURVEY - We provide you with a confidential opportunity to give an evaluation of our services.
